Property management fees
No two properties or owners are quite the same, so we don't force everyone onto one price. Here's how our fees are structured. Ask us for a quote for your property.
Two ways to pay
Traditional management
A management fee calculated as a percentage of the rent we collect, plus a small number of set fees, such as a letting fee when we find a new tenant.
Flat-fee package
A fixed, agreed fee for the service rather than a percentage of rent. It suits some owners and some properties better, and we can compare both options for yours.
Either way, you get the same full management service, and every fee is set out in writing in your management agreement before you sign.
Fees we don't charge
Some common extras you won't see on our statements:
- No routine inspection fees
- No bond inspection fees
- No maintenance surcharges
- No end of financial year statement fees
Advertising at cost
Advertising is only needed when we are finding a new tenant. We pass on the actual cost with no mark-up.

What the fees cover
With the traditional option, these are the fees that can apply. Some only arise if a particular event happens, such as a new tenant moving in or a dispute going to QCAT.

Are property management fees tax deductible?
For most investors, property management fees are a deductible expense against rental income. Your situation may differ, so check with your accountant or the Australian Taxation Office. Your end of financial year summary from us lists every fee we have charged.
