The inner city is the most varied rental market in Townsville. In a few kilometres you move from CBD apartments and The Strand’s beachfront units to timber Queenslanders in West End and Railway Estate. Workers’ cottages near the port in South Townsville and elevated homes on the slopes of Castle Hill add to the mix.
Tenants here tend to value walkability over yard space. Young professionals, couples, hospital and government workers, and people relocating for work and wanting to be close to the action all rent here. Units make up a much bigger share of the market than in the suburbs further out, so median rents for one- and two-bedroom homes matter as much as house rents.
For landlords, the inner city brings some particular considerations. Many buildings are strata-titled, so body corporate rules, levies and building insurance come into play. Older timber homes need regular maintenance, and termite and pest inspections are worth keeping up to date. Parts of the foreshore and South Townsville sit within storm tide zones, so check your insurance cover carefully.
