South and west of the city, rural-residential localities offer something quite different to suburban Townsville. Nome, Julago and Alligator Creek sit along the Bruce Highway south towards Mount Elliot and Bowling Green Bay National Park. Oak Valley, Woodstock and Toonpan lie inland to the south-west.

Properties here are mostly homes on acreage. Many have sheds, horse facilities, dams, bores or tank water. Tenants are often families with animals, tradespeople who need room for equipment, or people who simply want privacy. There are relatively few rentals, so each property attracts a very particular kind of tenant, and marketing needs to reach them directly.

Managing acreage takes extra care. Leases should be clear about who looks after the grounds, fences, pumps and water systems, and inspections cover sheds, outbuildings and animal areas as well as the house. Bushfire and flood risk vary from block to block, so landlord insurance should reflect the property’s rural setting.
