Bushland Beach is a beachside suburb on Townsville's northern coastline, about 16 km from the CBD by straight line. It has grown quickly over the past two decades, with estates of modern family homes spreading back from a quiet beach and esplanade. The Town Common Conservation Park lies to the east and newer suburbs to the south. For tenants, it offers something hard to find elsewhere in Townsville: a new family home, often with a pool, a few minutes' walk from the beach, within commuting distance of the city and RAAF Base Townsville. Bushland Beach is a family suburb first and foremost. Most tenants are couples with young children who want a modern home and a beach lifestyle without paying inner-city prices for it. Air force members from RAAF Base Townsville, roughly 10 km away in a straight line, are a significant group, as are tradespeople and workers in the northern industrial areas.
Tenants here tend to stay. Families who find a home they like near the beach often renew year after year, which suits owners wanting stable income. Demand is strongest for four-bedroom homes with a pool and a double garage. Homes with side access for a boat or caravan attract particular interest from the fishing and boating crowd.
Schools, shops and getting around
Bushland Beach has its own neighbourhood shopping centre with Coles for everyday needs. North Shore Marketplace in Burdell, a few minutes away, adds Woolworths, Aldi and more specialty shops. There are no schools inside the suburb. Families use North Shore State School, Bohlevale State School and St Clare’s Catholic School in Burdell, and Northern Beaches State High School in Deeragun.

Most Bushland Beach homes are relatively new and built to modern cyclone standards, which keeps structural maintenance low and helps with insurance. Coastal conditions still take a toll. Salt air is hard on air-conditioners, pool equipment, roller doors and outdoor fittings, so regular servicing extends their life.
Parts of the suburb near the beach fall within the council’s storm tide zones. Check the maps for your address, and make sure landlord insurance covers storm, cyclone and flood. Pool owners must keep a current pool safety certificate and a compliant barrier for every new lease, and tenants need clear instructions on looking after the pool.
